Tips to sell your home fast!

Today we're going to be talking about how to ensure a quick sell your home fast. Isn't that what we all want? Definitely! No one wants to put their house on the market and let it sit for two years, right? I don't think. We're going to cover about nine tips. Top tips to sell your home fast in this market. 

1. Use an Experienced Licensed realtor

Hire an experienced licensed Realtor who works full-time, not someone who does it as a side hustle. “I do this and something else” No, no! It's better to hire someone who does what they're supposed to do all the time, because the more they do it the more they know, and they'll have experience! 

Furthermore, if you're picking a realtor, look for someone who uses a professional photographer for their MLS photos, as that is what makes a good first impression. The first thing they're going to see online are those photos of your home when they begin their home search online. Ensure you have professional-looking photos and descriptions of what they are looking for in the first place. Avoid using your cell phone camera.


2. Price it right

It's important to price your home correctly because before people look at the photos of your home, they're going to look at the price. It is imperative that your home is priced correctly based on the criteria for your home in the neighborhood, so get a professional realtor or licensed agent to run a CMA on your property. 

By doing so, you will know what your home should be priced at. Price is the thing that's going to drive traffic to your home and Amber, and I actually prefer to price our listings just below their actual market value so that we can get more attention and more foot traffic, so that's one of the things we do when we do have a listing. We are seeing a lot of multiple offers in this market. Increased traffic means more eyes and higher prices, which you want!

3. Clean Everything

Make sure to clean the whole house, including the drapery rods with finials on the ends since they collect dust. Obviously, I'm going to be a freak here, but you need to clean everything up before showing up.

Clean the closet floors as well. There may be a lot of junk there. It will make the closet feel more spacious and like it has been cleaned. The biggest tip we love is to not leave bathroom rugs in pictures. Taking them out makes the room seem much larger. Clean the cabinets and drawers everywhere and clean the windows. Smell, one of the first impressions people get when walking into a home is one of the strongest things associated with memory.

When you walk through the door of your house, we want you to remember how fresh your home smells. Do not forget that not everyone loves the smell of a dog or a cat. Having a wet dog smell or kitty litter in their house can be a real turn-off. You should be extra careful when using incense and other items in mass. They can actually exacerbate the smell.

4. Depersonalize the home

Taking down any photos you have of your children, grandparents, or wedding photos on the walls can really help personalize the house. While they're beautiful, they're not for the new home buyer who walks into your house. 

It's important that the person who walks into your home can imagine themselves living there because that's why you're selling, isn't it? You want out of this house, and you want someone else to move in. Allow them to imagine themselves in your home without seeing your pictures on the wall. Perception is reality!

5. Let there be light

Let the light in through those clean windows that you just cleaned. Even on a rainy day, open the drapes and blinds, it looks better and it makes the room seem larger and fresher. Do not cover the windows with blackout shades. Have you ever noticed that new construction model homes don't have any want covering at all? That is because they want to let as much natural light in as possible. 



6. Take out excess furniture

Remove excess furniture from the dining room if it is cluttered. Reduce the number of chairs and storage boxes in the dining room. It allows the space to show what is really there when some of that stuff is removed. Have you ever had a master bedroom that had too many dressers? Take the exercise equipment out. There are too many chairs and filing cabinets everywhere. 

Get rid of all that stuff and let the size of the home shine. If you have pillows in the corner, that's cool, but if you have a peloton with a weight bench, that's bad. Renting a storage unit for 100 bucks will help you to make more money in the long run.  


7. Think about staging

You may want to consider staging if the house is not moving, if it is empty, or if it is oddly shaped. Walking in, people comment that the master's room is so small! It helps to put in the king's bed and show you that sometimes staging really helps to define the space and establish the boundaries in a room so people can work toward making the vision their own.

If you'd prefer to go the cheaper route, you can also hire a professional photographer to take virtual staging photos, at least online.  Staging also helps a home to sell faster than other comparable homes for sale in the neighborhood because each room in the home is staged perfectly with the right furniture, items, and accessories. 

8. Curb appeal

The appearance of your house from the outside is very important. Take care of your flower beds. Plant flowers, paint the outside, stain the door. Do whatever needs to be done because this is the first impression that they will have when they walk in the door. Regardless of what you put into your house; you'll get it all back.

If you added $250 for flowers and mulch, you're going to get it back. Especially if mildew is growing on the side, which we do a lot here in Houston, it's important to clean the outside.  

Replacing your front door with a reinforced steel entry door has an average 97% return on investment.  

The cost of replacing your roof may seem high, but the return on investment is worth it. You may be surprised at just how cost-effective it can be. A new roof costs an average of $7,500, but returns can amount to up to 109%.

Clean it up to make the first impression look good because that's what they're going to see. When the buyers come to see it, they'll be impressed by the price. The house appears beautiful in the photos, but when they approach, the grass is not cut, and the trees are overgrown. 

Seeing their home, the moment they step out of the car is their first impression. The last thing anyone wants is to buy a house and know they're moving soon. I better trim those trees as soon as I get this HOA letter.

 Also, if you can believe it 99% of buyers believe curb appeal is important, and It is estimated that a well-landscaped home will sell for 7% more than one without landscaping. 

9. Repaint

The house should be painted in a neutral color. It is best to keep it neutral these days. If you have a clown room or a mural on your wall. You could do whatever you like with your home when it was yours, but realistically you need to consider whether it will appeal to the mass market. Most of the time, we follow the latest trends. For instance, grays seem to be trending more lately. 

Maybe you painted your home years ago, and those colors don't look good anymore. You can make your house feel more updated and current with paint. It's cheap and you can do a really nice upgrade. Giving your home a fresh coat of paint sometimes just makes it feel and smell better. The feeling of walking into a home that's newly painted will make your buyers feel like the house has been well taken care of.

Interior painting If you are willing to do the painting yourself, this is one of the few projects that returns over 100% of your investment. In particular, one or two neutral colors painted throughout the house is very appealing to potential buyers.

Thinking FSBO or for sale by the owner, you could attempt to list independently. 

However, a few searches on the abysmal statistics should stop you in your tracks; most of these listings sell for around 26% less than the asking price. For a better outcome, you should list with a full time real estate agent. Go with the experts!
