Here's the one thing (about divorce cases) that is directed to lawyers, clients, mediators, and judges.
Parties shouldn't. Lawyers shouldn't. Judges shouldn't.
It is generally not a good idea to order your own appraisal when buying or selling a property. Appraisals are an unbiased assessment of the value of a property, and they must be conducted by a qualified and independent appraiser.
If you order your own appraisal, there is a risk that the appraisal will be biased in your favor. This could lead to an inflated value of the property, which could cause problems down the road if the true value of the property is later discovered to be lower.
Additionally, lenders may be less likely to accept an appraisal that has been ordered by the borrower. Lenders typically require appraisals to be conducted by an independent, third-party appraiser to ensure that the value of the property is accurately reflected.
1. Appraisal can be expensive, $500-$850 (based on Sqft and region)
2. If you order, the appraisal so that it could appear biased by the other side ( we hear this all the time! )

4. Banks can NOT Lend on Appraisal if they did not order

Qualified appraisers assess your home’s current market value. They examine your house and account for both its condition and external factors such as the state of your local market. With that information, they determine the real value of your home.
Do you want an estimate of how much money you will get if your spouse buys you out?
This figure allows everyone involved to ensure that both parties get their fair share of marital assets no matter what you do with the house.
Overall, it is generally best to allow an independent appraiser to conduct the appraisal for you. This will help ensure that the value of the property is accurately reflected and that the appraisal is accepted by lenders and other parties involved in the transaction.
AS A LEGAL MATTER - no one should order their own appraisal in a divorce action when establishing values of assets to be divided.

In the end, ordering your own appraisal should be left to the professionals who are familiar with the appraisal process and have the training and tools needed to accurately assess a home. That way, you can be sure the appraisal is completed correctly, quickly, and efficiently.

Appraisers will likely use the Uniform Residential Appraisal Report
A Uniform Residential Appraisal Report (URAR) is a form used by appraisers to report the appraisal of a single-family residence. It is a written report that details the appraiser's opinion of value after inspecting the interior and exterior of a subject property, the comparable homes sold in the area, and any other factors that the appraiser felt were pertinent to making an estimate of the property's market value. (Note only Sold Properties will be included)
What is included in the Uniform Residential Appraisal Report (URAR)
The appraiser should walk through your home and property, inside and out. They will fill out their form and take photos. This could take up to several hours, depending on the size and condition of your property. (Note in a desktop appraisal this will not happen)

There is a cost associated with appraisals of about $500-$700, but it may be more in areas with high living costs or if your property is complex. You should receive the appraisal results 7 to 10 days after the inspection. If you need one quicker than that, a rush can be placed but expect to pay more money for the appraisal then!
